Jim Brock

Jim Brock is a vertical transportation professional with extensive experience spanning elevator and escalator operations, modernization, service, repair, technical evaluations, contract analysis, insurance claims, project development, and owner representation.

Throughout his career, Jim has developed a comprehensive understanding of the elevator industry from both the technical and commercial sides. His background includes field operations, service and repair, modernization, contract development and review, technical risk assessment, equipment design concepts, project drawings, and the evaluation of complex repair and modernization scopes.

During his tenure with a major global elevator OEM, Jim was directly involved in more than $50 million in elevator repair sales, providing him with extensive experience evaluating equipment failures, developing repair scopes, determining equipment requirements, reviewing pricing, coordinating complex projects, and understanding the contractual responsibilities associated with elevator maintenance and repair.

Insurance Claims & Loss Evaluation

A significant portion of Jim’s career has also involved working directly with major insurance carriers and participating in the elevator claim process at multiple levels, including matters involving carriers such as Nationwide and QBE.

His experience includes elevator losses involving water intrusion, electrical events, mechanical failures, equipment damage, major repairs, component replacement, and other property-related claims. Having participated in the claim process from the contractor and OEM side of the industry, Jim developed a detailed understanding of how elevator damage is identified, scoped, documented, priced, presented, negotiated, repaired, and ultimately resolved.

Today, Jim brings that experience to the independent side of the claim process through DEEPWATER VT.

This perspective allows him to evaluate not only whether elevator equipment has sustained damage, but also whether the proposed repair or replacement scope is technically justified, appropriately documented, consistent with the actual loss, and reasonable based upon the condition and requirements of the equipment.

Touchscreen & Position Indicator Technology

Jim was an early pioneer in the introduction and implementation of elevator touchscreen and advanced position-indicator technology in the Florida market.

He was directly involved in bringing one of Florida’s earliest major touchscreen elevator installations to Murano Grande in Miami Beach, coinciding with the installation at Mint Condominium in Miami led by fellow industry professional Eddie Alorda. These projects represented some of the earliest applications of this technology in Florida and helped introduce touchscreen elevator technology to the South Florida high-rise market.

Since those initial installations, Jim has been involved with more than 600 touchscreen installations throughout South Florida, developing specialized expertise in touchscreen applications, position-indicator systems, fixture design, modernization concepts, layouts, user interfaces, and the integration of these technologies into existing and modernized elevator systems.

Modernization, Design & System Planning

Jim has significant experience developing and reviewing elevator modernization concepts and layouts. His expertise includes equipment selection, modernization design, fixture and touchscreen applications, controller and drive concepts, door equipment, cab and entrance considerations, operational performance, project phasing, constructability, and long-term serviceability.

He is proficient in reviewing elevator drawings, layouts, submittals, specifications, and modernization documentation, with an emphasis on identifying potential scope gaps, conflicts, constructability concerns, and long-term maintenance considerations before they become costly field issues.

His modernization philosophy focuses not simply on replacing aging equipment, but on improving reliability, maintainability, performance, aesthetics, technology, and long-term asset value.
